Sell a development site with planning

A consent adds value only if a buyer can build it and make a profit. Buyers will price your site on what they can deliver, not on the drawings.

We help you present the site so buyers can price it with confidence, then keep them on track to exchange.

Who it's for

Owners of land or buildings with planning consent, or close to it.

  • Landowners who have secured consent and now want to sell
  • Developers selling a site they will not build out
  • Owners of part consented or outline sites
  • Sites with conditions, S106 or CIL still to resolve
How it works

What buyers look at

A developer works back from the end value to the price they can pay. Anything that adds cost, risk or delay comes off that price.

Residual value

End value, less build costs, fees, finance, planning obligations and profit. The figure left is what the buyer can pay. We run the same sum before they do.

Conditions

Pre commencement conditions can hold up a start. Clearing them before sale, or showing a clear route, reduces risk for the buyer.

CIL and S106

Community Infrastructure Levy and Section 106 obligations are real costs. Buyers will price them in full, so they need to be clear and accurate.

Consented and part consented

Full consent is worth more than outline. Outline sites need reserved matters, which adds time and risk. Price reflects that.

How we work

5 steps, one team

  1. 01

    Appraisal

We run a residual appraisal and test it against what buyers are paying.

  2. 02

    Data room

We gather planning, legal and technical documents so buyers can bid with confidence.

  3. 03

    Marketing

A targeted approach to developers and housebuilders with the right appetite, on or off market.

  4. 04

    Bid assessment

We compare bids on price, conditions, timing and the buyer's ability to complete.

  5. 05

    Managing to exchange

We keep the buyer, solicitors and planning work moving until contracts are exchanged.

Common questions

How are development sites valued?

Mostly on residual value: what the finished scheme is worth less every cost and a developer's profit. Comparable land sales are used as a check.

Should I discharge conditions before selling?

Clearing pre commencement conditions can improve price and certainty, but costs time and money. We look at which conditions matter most to buyers.

Who pays CIL when a site is sold?

CIL is usually triggered when development starts and is paid by whoever assumes liability, normally the developer. Buyers price it in, so it affects what they offer.

Is it worth getting full planning before selling?

Full consent usually achieves a higher price than outline, but costs more to get. It depends on the site, the market and your appetite for risk.

How long does it take to sell a development site?

Often a few months from launch to exchange, longer if the buyer's offer is subject to planning or finance. Timescales are indicative.

Can I sell a development site off-market?

Yes. Many sites are sold privately to a short list of developers. It suits sellers who want discretion and a controlled process.
