Sell a block of flats

A block of flats sells to a different buyer pool than single homes. Price depends on the income, the tenancies and the building, not just square footage.

We help owners choose the right route to sale and put the block in front of buyers who can actually complete.

Who it's for

Owners of freehold residential blocks and small portfolios.

  • Investors selling a fully let block
  • Developers with a completed or near complete block
  • Owners with a mix of let and vacant flats
  • Families or trusts selling an inherited building
How it works

How a block sale works

The first decision is how to sell. That choice drives price, timing and who buys.

Single lot sale

The whole block sold to one buyer. Faster and cleaner. Buyers usually expect a discount to the sum of the individual flat values.

Break up sale

Flats sold one by one as they become vacant. Can achieve more in total, but takes longer and costs more to run.

Part let and vacant possession

Fully vacant blocks suit developers and owner occupiers. Fully let blocks suit income investors. Part let blocks need careful pricing and the right buyer.

Investor and local authority buyers

Private investors, funds, housing providers and some local authorities buy whole blocks. Each has its own criteria on location, condition and lease length.

Off-market sale

A quiet approach to a short list of buyers. Protects tenants and staff from uncertainty and avoids a failed public campaign.

How we work

4 steps, one team

  1. 01

    Pricing

We value the block on its income and on break up value, so you can see both numbers.

  2. 02

    Route to market

Single lot or break up, on or off market. We recommend the route that fits your goals.

  3. 03

    Buyer approach

We take the block to qualified buyers and check they have the funds before they go further.

  4. 04

    Managed to completion

We handle questions from buyers, surveyors and solicitors through to exchange and completion.

Common questions

How are blocks of flats valued?

Usually on the income, using a yield, and on the value of the flats if sold individually. Condition, tenancies and lease structure all affect the figure.

Is it better to sell a block in one go or flat by flat?

Selling flat by flat can achieve more in total but takes longer and has more cost and risk. Selling in one lot is quicker and more certain. We model both.

Can I sell a block of flats with tenants in place?

Yes. Many buyers want income from day one. Tenancies transfer to the new owner. Good tenancy records make the sale smoother.

Do local authorities buy blocks of flats?

Some do, for temporary or social housing, or they take long leases from investors. Criteria vary widely by council and change over time.

What is an off-market property sale?

Selling privately to selected buyers, without public advertising. It suits owners who want discretion and a controlled process.

Do tenants have a right of first refusal?

In some cases, qualifying tenants in a block have a legal right to be offered the freehold first. Your solicitor should check this early.
