Off-market property for investors and developers

Many good deals never reach a portal. Owners sell quietly to buyers they trust, who can move quickly and complete.

We act for buyers. We find opportunities, test them and negotiate on your behalf. We do not act for the seller on the same deal.

How it works

How off-market sourcing works

We keep in regular contact with owners, agents, developers and lenders across the sectors we cover. When an owner is thinking about selling, we are often an early call. We match those opportunities to buyers with a clear brief.

Your brief

What you want to buy, where, at what price, and how you will fund it. A clear brief gets you taken seriously.

Sourcing

We search on and off market for opportunities that fit. You see the ones that are worth your time.

Recommendation reports

For each shortlisted opportunity, a short report on price, risks and fit with your brief.

Conflict-free representation

We are paid by you to act for you. That keeps our advice on price straight.

  • Locations, and any you want to avoid
  • Budget range and lot size
  • Income or development, and your target return

  • How quickly you can move
  • Who signs off decisions

Common questions

How do I find off-market property?

Through relationships with owners, agents and advisers who hear about sales early. A buy-side adviser with a strong network and a clear brief from you is the most reliable route.

Are off-market deals cheaper?

Not always. Sometimes you pay fair value for speed and certainty. The main benefit is access and less competition, not a guaranteed discount.

What is a buy-side agent?

An agent who acts for the buyer, not the seller. They search, advise and negotiate on your behalf.

How do buy-side fees work?

Usually a retainer, a success fee on completion, or both. We agree fees in writing before we start.

What should I put in an acquisition brief?

Asset type, location, budget, target return, funding and timescale. The clearer it is, the faster we can tell you what fits.

Do you act for the seller as well?

Not on the same deal. When we act for you on an acquisition, we represent your interests only.
